We provide the furniture! Don’t worry about buying or bringing your own furniture, it’s already included. We even mounted a 70″ flat screen TV in the living room!
Location
We are located extremely close to the Santa Barbara City College campus as well as the Westmont Downtown campus in Santa Barbara.
Landscaping & Backyard
Not only will you have a beautiful, lush backyard, you’ll have landscapers to keep it that way! Landscapers will trim and mow once a month to help maintain the peaceful and beautiful environment surrounding the Arroyo House.
Bluetooth Locks
Each private entrance has a unique bluetooth lock that enables you to unlock your door with your phone! In addition, there is a PIN code pad for easy access to the front door in case your phone battery dies or you do not have it with you.
Basic Utilities
Gas, water, and electric are included, so you don’t have to worry about any monthly bills other than your rent.
*This is based on expected monthly use statistics. Anything over the expected monthly use amount will be considered an overage and will be split equally among all residents of the house.
Wifi
High speed wifi is included throughout the house! We have placed wireless access points throughout the house to ensure that you are able to connect your devices to the world wide web.
Light Housekeeping
Light housekeeping is included for the common areas. Housekeepers will come in twice monthly to sweep, vacuum, and/or mop floors in the bathrooms, the living room, and the kitchen area. They will also wipe down tables and surfaces.

Trash
Trash, recycling, and green waste is included in your rent! Marborg Waste Disposal picks up the trash once a week, all you have to do is make sure that it gets to the trash cans!
Parking Available
Parking is available for purchase when you sign up. Spaces are assigned by the management, with requests taken into consideration. There are a limited number of spaces available, so these are offered on a first come first served basis.
